IMPORTANT NOTE: This is not an IT-type job, but more akin to those who have commercial project management experience.

JOB SUMMARY

Work closely (i.e. – “engage”) with client’s various on-site construction and ops teams to comply with the client’s central Corporate Construction Quality/Cx team’s global construction quality programs and initiatives; -- but do so in a manner that local on-site teams will see the value of such programs and initiatives.

Ideal candidate will have the ability to build trust and rapport with the on-site teams so that those teams willingly implement and practice the central corporate team’s quality standards and commissioning best practices during the design and construction of large data center construction projects.

ESSENTIAL DUTIES AND RESPONSIBILITIES

On behalf of Client, this role may be required to perform the following:

Support various Client-initiated programs relating to quality compliance and commissioning of the Client’s data center mechanical systems (with an emphasis on cooling systems).

Typical tasks may include:

Editing commissioning and construction quality test scripts for Level 1 – 5 commissioning.

Supporting the Program Cx Manager in data collection, recordation and analysis.

Developing standards and processes for Cx and Quality testing.

Be the subject matter expert (“SME”) relating to commissioning of all mechanical systems within the data center.

Monitoring existing Cx processes for consistency and adherence to Clients expectations.

As directed by Client, support Cx Program Manager in the proper implementation of Cx strategy/execution/

Manage Cx reporting & dashboards, develop/maintain metrics

Work with Project Controls on to evaluate and control major financial risks that arise within the program and on project sites.

Track entire teams deadlines and deliverables. Provide regular reminders to others as necessary to assure schedule compliance.

Assist in creating overall buy-in of Client’s Cx & Quality Program roadmap and initiatives

Provide subject matter expertise relating to data center commissioning of all data center’s mechanical system.

Other possible tasks may include any of the following:

Attend Cx meetings, as required. Ensure attendance of CM/GC and key subs/vendors at all Cx meetings

Manage access to the site for Cx vendor

Ensure required project Cx documents are reviewed by CFT per schedule

Ensure all L1-3 deliverables required by contract docs are submitted by the CM/GC & vendors

Escalate critical Cx issues to the CFT for response/resolution

Escalate Cx vendor performance issues to the Cx Program Manager

Assist DC PM and participate in Cx lessons learned

Include Cx vendor in OAC and other project meetings

Ensure GC/CM schedule integrates Cx schedule detail properly

Ensure QA/QC is being followed and report any issues/gaps

Monitor CM/GC performance & staffing in relation to Cx deliverables

Invoice / Payment Application processing, tracking and reporting

Process pay applications from Cx vendor

Tracking of all key project documents, including submittals, RFI’s, change

orders, invoices and payments, lien releases, etc

Coordination and management of all Owner-direct vendors, and consultants

Attend Cx meetings, as required. Ensure attendance of CM/GC and key subs/vendors at all Cx meetings

Project Closeout Assistance

Initiate close out process prior to project completion

Initiate review of FR checklist w/ Owner CFT, track/sign-off on items

Establish close out documentation requirements. Collect and track receipt of all close out documents until completion, including warranties, as-builts, O&M manuals, etc.

Assist with City and/or other Authority final inspections and occupancy process.

Manage punch list, substantial completion and final completion process

Negotiate, resolve and close out any outstanding change orders, quality issues

Process and track any final invoices, payment applications, retention payments,

Provide oversight of QA/QC and Cx of project including work performed by General Contractor, subcontractors and other directly contracted vendors/suppliers.

Support coordination and management of all Owner-direct vendors, and consultants for QA/QC and Cx related activities.

Assist with coordination of Factory, Integrator and site QA/QC and Cx activities and ensure all required owner parties are notified.

Manage QA/QC and Cx meeting invites, GVC, rooms. Ensure meeting agendas/minutes are distributed to the project team by the responsible party.

Attend QA/QC and Cx meetings, as required. Ensure attendance of GC and key subs/vendors at all meetings

Ensure GC, subcontractors and vendors provide and maintain project specific QA/QC plans.

Ensure required project QA/QC and Cx documents are reviewed by project team per schedule.

Ensure all QA/QC and Cx deliverables required by contract docs are submitted by the responsible party

Monitor GC and Cx Agent performance & staffing in relation to QA/QC and Cx activities

Escalate critical QA/QC and Cx issues to the appropriate parties for response/resolution

Escalate GC, subcontractor, vendor, or Cx Agent performance issues to the QCx Program Manager.

Communicate weekly to QCx program team to provide project update, critical issues, critical activities, etc.

Required Skills / Knowledge Base for this job:

Cx Knowledge Base: Strong engineering knowledge of mechanical / cooling systems within a large enterprise data center.

Although not required, an ideal candidate might have prior experience editing or perhaps even writing Level 1 – 5 test scripts for commissioning and quality testing for data center mechanical systems.

Collaborates well with others: Must be able to work collaboratively among large groups of client stakeholders.

Base of level of experience, must be able to convey Ideal candidate works well in teams, yet is self-directed.

Be always learning and improving: Must strive to know more about his/her assigned SME specialty.

QUALIFICATIONS

•Mechanical Engineering, Construction Management, Architecture or Facilities Management

• Direct experience with commissioning of mechanical / electrical / process piping programs and also managing the construction turnover to operations of critical environments.

• Ability to drive leadership, broad adoption, and ensure compliance of enterprise-wide Construction Quality Programs within a large corporate construction & facilities organization.

• Minimum 5 years direct experience in MEP infrastructure & general construction commissioning of large critical environments: i.e. – data centers, clean rooms, semiconductor fabs, critical hospital operating rooms, and other “zero downtime” critical facilities

• End-to-end, hands-on experience with Data Center Construction and data center facilities operations.

• Bachelors Degree in either: Engineering, Construction Management, Architecture or Facilities Management or equivalent.
